Quadoro GmbH has sold the Saturn Tower in Vienna’s 22nd district to AMISOLA Immobilien AG.
The 90-meter high tower has been sold for €114 million, reports GEWINN business magazine, and is one of the largest real estate sales this year in Vienna. The buyer is Amisola Immobilien, a Wlaschek Foundation company, which says Saturn Tower will continue as an office.
The Saturn Tower, built in 2004, is at Vienna’s Donaupark. It has a direct underground connection to the old town and a short drive via the motorway to the airport. The building has a lettable area of around 33,000 square meters distributed over 21 floors. Tenants also have access to four parking levels with up to 329 parking spaces.
Matthias Altenrichter, Head of Asset Management at Quadoro GmbH, says, “The sale of the Saturn Tower is one of 2023’s largest real estate transactions in Vienna and a success for all parties involved. We are pleased to continue to be of service on-site for all tenants.”
The tower was designed by Hans Hollein and Heinz Neumann and completed in 2004.
Quadro is an asset manager of the closed-ended fund GENO EuropaFonds, Wien. The property was managed on-site by Quadoro’s Vienna office.
The brokers for the transaction were ÖRAG Immobilien Vermittlung GmbH and Zöchling RE GmbH. The fund was advised by the law firm DSC Doral Seist Csoklich.
The Wlaschek Foundation of the late Billa founder Karl Wlaschek is one of the largest real estate owners in the country.
