Mixed use regeneration opportunity

Cardiff Council has an ambitious plan to re-energise Atlantic Wharf, Butetown, Cardiff Bay. The masterplan aims to unlock the potential to create a top UK visitor destination, and a vibrant, sustainable environment that brings enjoyment, employment and economic benefits locally. The Opportunity (“the Site”) extends to 4.57 hectares / c. 11.3 acres and comprises Cardiff’s Red Dragon Centre (“RDC”), a 1990’s leisure destination which is home to occupiers including: Odeon; Hollywood Bowl; Grosvenor Casino; Five Guys plus other retail operators; and additional adjacent land. The Council’s Vision for the Site is focused around delivery of a modern, high quality scheme which will incorporate a mix of commercial and high density residential uses. The key components of the Outline permission includes: • 890 residential dwellings (Use Class C3) • 1,090 hotel bed spaces (Use Class C1) • 19,500 sq m of Employment floorspace (Use Class B1) • 27,500 sq m of Leisure Floorspace (Use Classes D1 and D2) • 12,310 sq m of Retail Floorspace (Use Classes A1 and A3) Multi-use Indoor Arena 16,500 capacity (Use Class D2) with supporting uses and Café (Use Class A3).
