The property is located in the Margovo Pole development area of Senec. According to the city’s zoning plan, this area is designated for civic amenities, mixed-use development and residential use. The surrounding area is currently undergoing extensive residential development, particularly new family housing projects, gradually transforming this part of Senec into a new urban district. The development of commercial, service and mixed-use facilities is therefore a natural and necessary next step for this location. As the owner, I currently have approximately 16,600 m² of land available within this area. The entire development zone covers approximately 16 hectares, offering significant potential for a larger, well-planned project. The development of this zone is also in the interest of the City of Senec, as substantial residential construction is already taking place in the immediate surroundings and the growing area will require adequate civic amenities, retail, services and mixed-use facilities. The preparation of the area is currently being handled by a developer who is working on the overall development plan for the entire zone, marked in purple in the planning documentation.
