Size: Minimum of 100 keys. In Paris and Amsterdam, assets with approximately 90 keys may be considered, but anything smaller is not currently of interest. Product & Facilities: We are seeking existing hotels with strong conversion potential. The asset must support a lifestyle concept, including F&B and meaningful public spaces. Rooms-only properties with minimal lobby areas are not suitable. Location: Focus on gentrifying or emerging urban neighborhoods rather than prime luxury districts or suburban/airport locations.
