Seeking: Income-producing villas, multi-unit properties, or boutique hotels in Italy's premier lake/resort destinations (Como, Garda, Maggiore, and similar). €3–6M+ per deal, single asset or 2–3 properties. Turnkey or lightly stabilized only — no major renovation projects. Strong preference for properties with an existing rental operator or documented occupancy/revenue history, especially where the operator would stay on post-sale.
