- Existing C1 hotels, aparthotels, conversions with planning in place, or developments available for forward funding. - London Zones 1–2 preferred; also considering core destinations across the UK and Ireland. - Ideally 50–80 keys, 10,000 sq ft+, with units around 200 sq ft and scope for kitchenettes in most. - 3–4 star positioning, not super-prime. - Acquisition budget of £15–20m, with a further 30–80% available for refurbishment/conversion. Indicative pricing of £250–400k per key.
